Transforming Duluth’s Skyline: Construction Begins At Former Central High School Site

After years of waiting, Duluth is about to see a significant change. The old Central High School site, empty since its closure 13 years ago, is finally being transformed. A massive $500 million project called Incline Village is now underway. This development will bring new homes, businesses, and public spaces to the Central Hillside area, turning the long-vacant site into a lively and vital part of the city.

A Place to Live

Project developer Luzy Oestreicher highlighted Duluth’s growth and the increasing demand for housing. Incline Village aims to address this need by introducing 1,180 housing units and 120 condos in various sizes and styles, making it easier for residents to find suitable homes. Beyond housing, the development is expected to benefit local businesses, as employers often face challenges attracting and retaining workers due to limited housing options. By expanding residential availability, Incline Village will help strengthen Duluth’s workforce and economy.

A Boost to the Tax Base

Once Incline Village is complete, taxes will help Duluth’s economy in another way. Right now, the old Central High School site doesn’t bring in much money because it’s empty. However, it will generate property taxes when it becomes busy with residential and commercial areas. This means more money for the city, the county, and local schools. The growing population in the region will also spend more money on goods and services, which will increase sales tax revenue. This extra income will help Duluth improve services for everyone.

A New Community Hub

Incline Village will do more than provide homes and jobs. It will also create a vibrant new space for people to gather. The development will include shops, trails, and a public pavilion with stunning views of Duluth and Lake Superior.

The neighborhood will be designed to encourage walking and biking, making it easy for residents and visitors to enjoy the area. Connections to nearby trails and other parts of the city will make Incline Village a destination for locals and tourists.

A New Chapter for Duluth

Incline Village is the key to a brighter future for Duluth. The $500 million project will bring much-needed housing, jobs, and tax revenue to the city. It will transform the long-vacant Central High School site into a hub of activity, with homes, businesses, and public spaces. This development will support Duluth’s growth by attracting new residents, boosting the local economy, and providing exciting new amenities for everyone.
