Donahue Peebles\u00a0<\/b>(The Peebles Corporation),\u00a0<b>Joe Cayre\u00a0<\/b>(Midtown Equities),\u00a0<b>Stephen M. Ross<\/b>\u00a0(recipient of Titans of Business: Real Estate Lifetime Achievement Award of The Related Companies),\u00a0<strong>Kevin Maloney\u00a0<\/strong>(Property Markets Group)\u00a0and\u00a0<b>Ian Schrager\u00a0<\/b>(The Ian Schrager Company) joined together to debate some of the greatest challenges in today\u2019s market.<\/p>\n<p>Fox Business Network\u2019s\u00a0<b>Dennis Kneale\u00a0<\/b>got to the core of some hard-hitting questions right off the bat, discussing Mayor-elect Bill de Blasio\u2019s role in the future of the NYC skyline.<\/p>\n<p><b><i>Joe Cayre, you say<\/i><\/b><b><i>\u00a0the city [NYC] is in great shape while some might say otherwise, but I feel like Mayor-elect De Blasio got elected by arguing that the city was going in the wrong direction and was a terrible shape.<\/i><\/b><\/p>\n<p><em>Joe Cayre:\u00a0Mayor-elect De Blasio\u2026I think that people say a lot of different things when they try and get elected, and I do believe that he will govern the city understanding all of the pros and cons of what will make the city successful. I don\u2019t believe that he will hurt the city at all, and I think the city will continue to grow in the right direction.<\/em><\/p>\n<p><em>Don Peebles:\u00a0<\/em><i>I believe that the mayor elect means exactly what he\u2019s saying. I think we also have to recognize that we have a growing level of poverty. There are statistics that are saying 21 percent of New York households are in poverty. The fact is, that can\u2019t continue. We as an industry need to focus on how we can help Manhattan be affordable.<\/i><\/p>\n<p><a href=\"http:\/\/hauteliving.com\/wp-content\/uploads\/2013\/11\/188024143.jpg\"><img decoding=\"async\" alt=\"Haute Living New York City Real Estate Summit\" src=\"http:\/\/hauteliving.com\/wp-content\/uploads\/2013\/11\/188024143.jpg\" width=\"3000\" height=\"1996\" \/><\/a><\/p>\n<p>Later, Kneale prompted discussion on the cost of land and new developments.<\/p>\n<p><em><b>Howard Lorber\u2026because you\u2019re Douglas Elliman, you both sell stuff and own lots of stuff\u2026but there\u2019s uncertainty\u2026are developers able to just go on in? Are homebuyers willing to go in and buy?\u00a0 How much will uncertainty delay the development of the city?<\/b><\/em><\/p>\n<p><em>Prices are going to go up for existing inventory. Things we have in the ground\u2026things we\u2019re doing, things we\u2019re selling now are going to benefit from that. Everyone else has pretty much said it\u2026you say one thing during the campaign\u2026but most people at the end of the day move to the middle\u2026hopefully he\u2019ll [De Blasio] move to the middle on a lot of these issues. I think we will have to hope that he does what the bulk of us think is the right thing.<\/em><\/p>\n<p><a href=\"http:\/\/hauteliving.com\/wp-content\/uploads\/2013\/11\/188024132.jpg\"><img decoding=\"async\" alt=\"Haute Living New York City Real Estate Summit\" src=\"http:\/\/hauteliving.com\/wp-content\/uploads\/2013\/11\/188024132.jpg\" width=\"3000\" height=\"2010\" \/><\/a><\/p>\n<p><em><b>So isn\u2019t Manhattan just a teardown? Don\u2019t you just buy some old building and wreck it rather and build right there rather than\u2026there\u2019s no vacant land left!<\/b><\/em><\/p>\n<p><em>Steve Ross: You\u2019re buying a building, you have to empty it out\u2026your land cost means you need 3k a foot to break even. That\u2019s not the whole market! You can\u2019t build the kind of volume that everyone is projecting to fill the demand at those prices\u2026it\u2019s a big issue!<\/em><\/p>\n<p>Kneale also touched on up and coming neighborhoods:<\/p>\n<p><b><i>What\u2019s the next big neighborhood in New York? When I saw that cover on New York magazine a few years ago that said &#8220;I Hate Brooklyn,&#8221; I knew Brooklyn had arrived!<\/i><\/b><\/p>\n<p><i>Joe Cayre: Well, our company is very aggressive in Manhattan and Brooklyn. We just got a 99 year lease from the city on Empire Stores, which is roughly half a million square feet. Besides that, we\u2019re building affordable housing and luxury apartments in Brooklyn\u2026we try to build something that is very different and something that people will want to be a part of&#8230;that\u2019s what our company does. We\u2019re a small boutique company\u2026maybe we have a few billion worth of projects under way right now. It\u2019s a family owned company\u2026we have a lot of fun doing what we do\u2026\u201d<\/i><\/p>\n<p><i>Kevin Maloney: We loved Williamsburg until it was 300 dollars per foot for land, Greenpoint, downtown Brooklyn, Long Island City, Queens Plaza&#8230;its kind of where we can be in the burroughs below $150 per foot for land cost.<\/i><\/p>\n<p>Later, Ian Schrager\u00a0exuberantly replied &#8220;Regulations!&#8221; when asked,\u00a0<b><i>Generally, which is harder about the development business? Following city regulations or raising financing from scaredy cat banks?<\/i><\/b><\/p>\n<p><a href=\"http:\/\/hauteliving.com\/wp-content\/uploads\/2013\/11\/188024098.jpg\"><img loading=\"lazy\"
