Based on many predictions I\u2019ve read and despite the prevailing “lock-in effect,” where over 80% of homeowners are below 5% and nearly half are below 4%, I see a shift happening, and many are adapting to our new interest rates.<\/p>\n
We saw shifts in mortgage rates in December 2023 and are anticipating continued adjustments for lower rates into 2024; however, we are not reaching the exceptionally low levels of the past. I don\u2019t believe we will ever see 2-3% again in our lifetime; we are all hoping for 5% again.<\/p>\n
With that said, whether driven by the allure of a desired move or by life event changes like marriage, divorce, upsizing, downsizing, or retirement, people will continue to make housing decisions.<\/p>\n
In light of this, those who have been on the sidelines, watching and waiting, may find solace in embracing the uncertainty and proceed with their plans to move; so, we are expecting an uptick in listings to hit our Spring and Summer market here in Michigan.<\/p>\n
We will most likely still see first-time homebuyers harboring concerns about affordability, but we will also see a shift in sentiment as they gain comfort, understand their purchasing power, and assess what they can afford.<\/p>\n
However, the luxury homeowners that are equity rich, with super low interest rates, are in abundance both in Michigan and across the globe; if they decide to make a move, they will more than likely pay cash.<\/p>\n
As for market values, in the areas that I service here in Michigan, I am anticipating that we\u2019ll see moderate appreciation throughout 2024; there is still tremendous demand in comparison to supply, keeping Michigan and much of the country in a true Seller\u2019s market.<\/p>\n
Further, after a two-year delay, and right around the corner, we should see our inventory levels rise slightly in our Spring\/Summer markets, which were due to more sellers listing and as buyers acclimate to a \u2018new normal\u2019 of interest rates.<\/p>\n
The current question I\u2019ve been getting lately is, \u201cWill we still see multiple offers and prices far exceeding the asking amount?\u201d Sure, but the frenzy is projected to be less intense than it was in late 2022 and early 2023.<\/p>\n
One key element to focus on is that the evolving dynamics of our local market demand a strategic approach, regardless of whether you’re a seasoned investor, a first-time buyer, or a luxury seller.<\/p>\n
My advice is simple and effective.<\/p>\n
Buyers: Get your mortgage pre-approval<\/u> before you start house hunting. This not only helps you understand your budget but also makes you a more attractive buyer in the eyes of sellers. Be prepared to move quickly; in a market where inventory levels can be low, be ready to make a quick decision, have your financials in order, understand your must-haves, and be ready to submit an offer promptly.<\/p>\n
Sellers: Price your home properly. <\/u>Despite potential increases in inventory, the market is still favorable for sellers, but with more competition, effective pricing and property presentation are crucial.<\/p>\n

Experience-Focused Amenities<\/u> – Luxury real estate consumers are increasingly drawn to extraordinary experiences within the home that go beyond mere aesthetics. For instance, turning the exercise or workout room’s bathroom into a lavish five-star wellness retreat, transforming daily routines into indulgent rituals.<\/p>\n
Tech-Friendly Smart Homes<\/u> – I am noticing the uptick in the Smart home technology trend.\u00a0 It\u2019s no longer about convenience but an expectation.
