{"id":3707864,"date":"2017-02-10T13:17:35","date_gmt":"2017-02-10T18:17:35","guid":{"rendered":"https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/?p=3707864"},"modified":"2017-03-02T15:10:33","modified_gmt":"2017-03-02T20:10:33","slug":"muskoka-waterfront-property-prices-surged-in-2016","status":"publish","type":"post","link":"https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/muskoka-waterfront-property-prices-surged-in-2016\/","title":{"rendered":"Muskoka Waterfront Property Prices Surged in 2016"},"content":{"rendered":"<p>Cottage season may be a long way away, and memories of last summer distant, but the Muskoka Haliburton Orillia \u2013 The Lakelands Association of Realtors recently reported a strong year for its region.<\/p>\n<p><a href=\"https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/wp-content\/uploads\/2017\/02\/Unknown-1.jpeg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-large wp-image-3707865\" src=\"https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/wp-content\/uploads\/2017\/02\/Unknown-1-1024x683.jpeg\" alt=\"Muskoka\" width=\"702\" height=\"468\" srcset=\"https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/wp-content\/uploads\/2017\/02\/Unknown-1.jpeg 1024w, https:\/\/newwebdev.wordpress-developer.us\/hauteresidence\/wp-content\/uploads\/2017\/02\/Unknown-1-300x200.jpeg 300w\" sizes=\"(max-width: 702px) 100vw, 702px\" \/><\/a><\/p>\n<p>\u201cGenerally the number of new listings were way down, number of sales were way up, average price has increased and days on market\u2026 decreased across all markets,\u201d a spokesperson for the association\u2013\u2013which services prime parts of Ontario cottage country\u2013\u2013told Harvey Kalles Real Estate.<\/p>\n<p>A total of 4,194 homes changed hands across Muskoka, Haliburton, and Orillia throughout 2016, according to the association. The year before, 3,776 residential properties sold.<\/p>\n<p>The most expensive properties in the region on average are located on the waterfront in Muskoka, a popular getaway for those living in the GTA and beyond. Last year, these dwellings got even pricier. In 2016, the average sale price for a Muskoka lot on the water was $723,976, up from $662,693 the year before.<\/p>\n<p>Mike Taylor, president of the Lakelands Association of Realtors, provided a few reasons for the improved performance of local markets in the region, including Muskoka.<\/p>\n<p>\u201cThe strength in the Lakelands can be attributed to\u2026 low interest rates, lower pricing for residential homes, consumer confidence in the market, and the region\u2019s strong infrastructure for business,\u201d Taylor said.<\/p>\n<p>Much has been said about the potential influence foreign buyers may be having on the GTA\u2019s housing market, and non-residents are also a factor in Muskoka, Haliburton, and Orillia, according to the Association.<\/p>\n<p>\u201cI would think that it\u2019s a growing segment, with buyers from [the] USA, Europe, and Asia, in particular, buying into the cottage market,\u201d Taylor added.<\/p>\n<p>Are rapid price gains in the GTA having any impact on activity in the outlying region? \u201cAnecdotally\u2014yes.
