Once you have a listing, how do you prepare a marketing plan specific to that property?<\/b><\/p>\n
My specialty as a Real Estate Broker is to\u00a0be the Listing\u00a0Broker.\u00a0 In this market, to be the best, you\u00a0must have the inventory.\u00a0 Once I attain a listing, the fun begins.\u00a0 I have\u00a0a professional Photographer take\u00a0photos and a virtual tour.\u00a0 I enter these photos on my\u00a0marketing publications and send out postcards to neighboring areas to get the word out.\u00a0\u00a0Broker Tours or Open Houses are also a great way to get the word out.<\/p>\n
What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)<\/b><\/p>\n
The majority of\u00a0my clients contact\u00a0me through word of mouth or referral base.\u00a0 I believe this is due to my presence in the market.\u00a0 I have a heavy presence\u00a0on\u00a0Facebook, Twitter and other\u00a0social networking sites.\u00a0 I advertise\u00a0in a few print publications as well, such as\u00a0“Home Gallery of Bucks County”, which I believe is the best Print publication around in my area.<\/p>\n
Do you find that specific media channels have become more effective for specific markets, properties, or market segments?<\/b><\/p>\n
I\u00a0feel that some media channels have definitely\u00a0become\u00a0more effective.\u00a0\u00a0As I\u00a0stated in the previous question, Facebook and Twitter are\u00a0huge media channels\u00a0that help\u00a0me attract and attain more\u00a0business.\u00a0 In some cases, more than direct mail and Print advertising.\u00a0 It’s a\u00a0huge tool that everyone, no matter what business they’re involved in, should utilize.<\/p>\n
What advice or assistance do you offer your clients when it comes to staging their property for potential buyers?<\/b><\/p>\n
I have mixed emotions about staging.\u00a0 Don’t get me wrong, it definitely can take a home that is an eyesore into a more attractive home.\u00a0 But, it also isn’t natural. When clients look at homes, they need to visualize\u00a0how they home should look\u00a0while\u00a0is lived in.\u00a0 Not how the home looks as model house.\u00a0 It obviously depends on the buyer, but I think home staging is not necessary when selling a home.\u00a0 I think it’s the marketing and Broker that sell the home, not the Staging.<\/p>\n
When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?<\/b><\/p>\n
When it\u2019s time for The\u00a0Joseph Bograd Team to run an Open House or\u00a0show a property, much preparation is involved. We like to plan an open house at least 2 weeks in advance.\u00a0 It gives us time to\u00a0make brochures, market the open house.\u00a0 Whether it is in print or social media advertising, you need to give time for the advertising to work.\u00a0 You can’t start\u00a0marketing a property the Friday before the Open\u00a0House on Sunday.<\/p>\n
When\u00a0showing a home, we make it a\u00a0point to educate ourselves with the homes that we will be showing our prospects before the actual\u00a0appointment.\u00a0 This way we are well prepared and are comfortable with\u00a0the client\u00a0and knowledgeable about the home.<\/p>\n
